Real estate bachelor while you keep working

The subject is settled, now it is about the level. The bachelor is the first academic degree in this field. What it is not: the licence that lets you broker or manage property in Germany.

The bachelor is a first degree for everyone without a higher education qualification. What the subject covers, how it differs from civil engineering and facility management, and what the trade licence has to do with it is set out on the subject page real estate by distance learning.

It fits if one of these applies:

  • You work in management, brokerage or financing, but vacancies with institutional owners require a completed degree.
  • You want to add a master later, for instance towards asset and portfolio work.
  • You want to move from the single property to steering entire holdings.

And the case against it: the German Immobilienfachwirt sits at bachelor level in the German Qualifications Framework and carries a great many roles in management and brokerage. It is still not a higher education degree, and that counts in three places, namely master admission, vacancies that explicitly require a degree, and applications abroad. If you need none of those, a targeted continuing education route gets you there faster.

How you get into this level

And what admission to the programme expressly does not include.

A bachelor requires a university entrance qualification, and in this industry it usually comes through work. A completed commercial apprenticeship plus a few years of practice opens access to a subject-related degree, the three formal routes are set out under studying without Abitur. An advanced vocational qualification such as the Immobilienfachwirt or a master craftsman title additionally brings general university access in most federal states, see advanced vocational qualifications and credit.

And now the confusion that sets this subject apart from every other. The permit under section 34c of the German Trade Regulation Act does not come with the degree. Estate agents, developers and residential property managers need it, and it is applied for at the authority responsible for the business address, depending on the federal state either the chamber of commerce or the trade office. What is examined is reliability and orderly financial circumstances, no competence certificate is required. Residential property management additionally requires indemnity insurance, and both brokerage and management carry a continuing education obligation. A bachelor replaces none of this.

Duration

How long it actually takes

Credit shifts the result more than any choice of university.

A bachelor comprises 180 ECTS, in some programmes 210. The duration is that figure divided by your semester load, and alongside a full-time job that realistically sits at 10 to 15 ECTS, see ECTS per semester. In this industry evening appointments and weekend viewings belong in the calculation, so plan for your worst week.

The arithmetic with prior learning: credit 60 ECTS for the Fachwirt and relevant years of practice and 120 remain. At 15 ECTS per semester that is eight semesters, so four years instead of six. For learning acquired outside higher education a cap of 50 percent of the ECTS usually applies.

Clarify the credit first, choose the university second, because with identical paperwork the gap between providers is easily two semesters. The procedure is explained under credit transfer, and providers are documented at Hochschulnavigator.

What the bachelor opens, and what it does not

Honestly both, and the second half is rarely said out loud.

The bachelor opens the entry where formal degrees pre-sort applications: institutional landlords, commercial asset administration, staff and analysis functions, trainee programmes in larger houses. And it opens the route to a master.

It opens neither the trade licence nor the status of a certified valuer. Expert opinions with particular evidential weight run through their own routes, either certification against a standard or public appointment and swearing in. In a cyclical market it is also no employment guarantee: in transactions and development the odds move with the market, in management they are steadier. On pay the same applies as everywhere, the changed position brings the jump, not the title, see salary after your degree. Real estate bachelor part-time

The questions that come up in almost every first conversation.

Does the bachelor give me the German estate agent licence?

No. The permit under section 34c of the German Trade Regulation Act is a trade licence and has nothing to do with the degree. What is examined is reliability and orderly financial circumstances, no subject-matter competence certificate is required.

Is the Immobilienfachwirt enough instead of a bachelor?

For many roles in property management and brokerage, yes. The German Immobilienfachwirt sits at bachelor level in the German Qualifications Framework, but it is not a higher education degree. The degree counts for master admission, for vacancies that explicitly require a degree, and for roles with institutional owners.

How long does the bachelor take alongside work?

Without credit, 180 ECTS at 15 points per semester means twelve semesters, so six years. Credit 60 points for training and years of practice and eight semesters remain, so four years. What decides is the semester load you can genuinely hold alongside viewings and evening appointments.

Which qualification earns the most credit?

A regulated advanced vocational qualification such as the Immobilienfachwirt has the strongest effect, because it sits at bachelor level and overlaps with the foundation modules. Property management apprenticeships and other commercial training usually bring a smaller block. For learning acquired outside higher education a cap of 50 percent of the ECTS usually applies.

Does the bachelor open asset management roles?

The entry often yes, responsibility for a portfolio of your own usually not yet. Institutional owners and fund managers tend to fill steering roles with candidates holding a master or several years of relevant transaction experience. At that level the bachelor is the entry ticket, not the destination.
